Updated white split-level home with paver courtyard, black double doors and fall color on the Bothell and Woodinville border

What is happening in the Eastside housing market in October 2026?

Buyers in Bothell, Kenmore, Woodinville and Kirkland have noticeably more choice than a year ago, with months of supply up between 36.6 and 52.4 percent. Each listing is getting fewer showings, yet homes that sell still go pending after about 11 to 12 showings, the same or fewer than last October. Prices vary by city: Kirkland held steady, Kenmore’s average rose, and Bothell and Woodinville averages dipped.

The most telling number on the Eastside this month is not a price. It is how many showings a home gets before it goes under contract.

In October 2026, that number was about a dozen across Bothell, Kenmore, Woodinville and Kirkland. In Kirkland and Kenmore it was meaningfully lower than last year. That is happening while buyers have far more homes to choose from, which tells you something important about how decisions are being made right now.

All figures below compare October 2026 with October 2025 and come from NWMLS data and local showing activity.

More Choice, Fewer Tours per Home

Months of supply rose in every city:

    • Kenmore: 6.4 months (+52.4%)

    • Woodinville: 5.6 months (+36.6%)

    • Bothell: 4.9 months (+44.1%)

    • Kirkland: 4.9 months (+44.1%)

Many analysts treat four to six months of supply as a balanced market. Bothell, Kirkland and Woodinville now sit in that range, and Kenmore has moved just past it. For buyers, that is a very different conversation than the one we were having a year ago.

With more homes available, buyer attention is spread thinner. Showings per listing fell in every city: Kirkland 3.3 (-31.3%), Woodinville 3.0 (-18.9%), Bothell 2.8 (-28.2%) and Kenmore 2.8 (-15.2%).

Buyers Are Selective, and Still Decisive

Here is the part of the Eastside housing market most people miss. Even with fewer showings per listing, the homes that sold did not need more tours to find their buyer.

Shows to pending in October 2026:

    • Bothell: 12 (0.0%)

    • Woodinville: 12 (-7.7%)

    • Kirkland: 12 (-25.0%)

    • Kenmore: 11 (-26.7%)

Buyers are not wandering from open house to open house indefinitely. They are filtering harder online, touring the homes that genuinely fit, and committing when they find the right one. The homes that do not fit simply get fewer visits.

Average sales price:

    • Kirkland: $1,502,739 (-0.3%)

    • Woodinville: $1,442,138 (-17.3%)

    • Kenmore: $1,335,143 (+27.2%)

    • Bothell: $884,822 (-13.8%)

Kirkland’s average was essentially flat year over year. The larger swings in Kenmore, Woodinville and Bothell deserve context. A monthly average reflects the mix of homes that happened to close, so a few higher or lower priced sales can move it significantly. Read these as a reason to look closer at your own neighborhood and price point, not as a verdict on what your home is worth. What this means if you are selling

Every showing carries more weight when the average listing is getting fewer of them. The homes going pending in Bothell, Kenmore, Woodinville and Kirkland are the ones priced with today’s supply in mind and presented well from day one. You do not get a second first impression, so the pricing and preparation conversation before you list is where your result is decided. My guide to what Bothell sellers need to know in 2026 walks through that preparation.

What this means if you are buying

You have more homes to consider and, in most of these cities, more time than last fall. That is genuine leverage. Just remember that the well-prepared homes are still going under contract after about a dozen showings. Have your financing in place and your priorities clear before you tour, so you can move with confidence when the right home appears.
