What is the Carnation, WA real estate market like right now?

Carnation is a small King County city in the lower Snoqualmie Valley, about 40 minutes from downtown Seattle and a short drive from Redmond. According to NWMLS figures for September 2026, Carnation homes spent 46 days on market, up 76.9%, with an average sale price of $765,482, down 46.0%. In a market this small, those swings reflect which homes sold more than a change in underlying value, and they give buyers more time and negotiating room while rewarding sellers who price with precision.

This week I am celebrating a closing in Carnation, and every drive out SR-203 reminds me why people fall for this valley. The road opens up, the barns and farm stands appear, and the pace of the day changes. Carnation is not a suburb dressed up as country. It is genuinely rural, with Redmond and the Eastside tech corridor still within reach.

Carnation, WA Real Estate by the Numbers

Here is what NWMLS data shows for Carnation in September 2026:

  • Average sale price: $765,482, down 46.0%

Before that price figure raises an eyebrow, here is what most people miss. Carnation is a small market, so only a handful of homes sell in any given period. When a few large acreage or luxury properties close in one period and not the next, the average swings dramatically. A drop like this almost always reflects the mix of homes that sold, not a collapse in what your home is worth.

The days on market number is the more telling signal. Buyers in the valley are taking their time, comparing options, and negotiating with more confidence.

If you are buying in Carnation, that means room to breathe. You can schedule inspections without pressure, ask thoughtful questions about wells, septic, and flood zones, and negotiate terms that protect you.

If you are selling in Carnation, it means your launch carries more weight than ever. Pricing to the right comparable sales, preparing the home thoughtfully, and presenting the property and its land well is what separates a home that sells from one that sits.

Thinking about a move into or out of the Snoqualmie Valley? A rural property calls for a different strategy than a home in Bothell or Kirkland, from how land is valued to how buyers search. Living in Carnation: Farms, Rivers and Trails

Carnation sits where the Tolt River meets the Snoqualmie, a confluence that was a principal village site of the Snoqualmie people long before the town existed. The community was known as Tolt, took the name Carnation in 1917 after the famous Carnation dairy farm, switched back, and finally settled on Carnation for good in 1951. That farming heritage still shapes the landscape today.

Tolt-MacDonald Park is the town’s backyard. The 575-acre King County park offers riverside picnic areas, yurts and campsites, a restored barn for events, and miles of forested trails. In the fall, you can watch salmon spawning in the river below.

The Snoqualmie Valley Trail runs right through town. The gravel rail-trail follows the old Milwaukee Road route, and the stretch between Duvall and Carnation is a flat, easy ride past wetlands and working farmland, while the route south climbs toward Snoqualmie Falls.

Remlinger Farms brings the valley’s agricultural roots to life. The 350-acre working farm offers u-pick fields, a farm market, and seasonal festivals, and it now hosts summer concerts in partnership with Seattle Theatre Group.

Carnation is served by the Riverview School District, which also covers Duvall and the surrounding lower valley.

Is Carnation the Right Fit for Your Next Move?

Carnation tends to resonate with people who want space over square footage: room for a large garden, a shop, animals, or simply a quiet morning on the porch. Many properties offer lot sizes that are hard to find closer in.

Rural living also comes with its own homework. Before you write an offer, I always walk clients through a few valley-specific questions:

  1. Water and septic: Many homes use private wells and septic systems, which call for their own inspections.
  2. Floodplain status: Parts of the valley floor sit near the Snoqualmie and Tolt Rivers, so check flood zone maps and insurance costs early.
  3. Commute rhythm: Test your drive to Redmond, Woodinville, or Bellevue at the times you will actually travel it.

You are not trading convenience for distance. You are choosing a different rhythm of life, one where the river, the trail, and the farm stand are part of your everyday.
